Coconut Grove Playhouse Project Update

Miami-Dade County continues to work in close collaboration with its project partners—including Florida International University, GableStage, the State of Florida Department of Environmental Protection, the City of Miami Planning Department and building officials, Arquitectonica and their consulting team, and many others—to advance the Coconut Grove Playhouse toward completion.

In March 2025, a construction contract was awarded to John Bell Construction for the Phase I scope of work, which encompasses asbestos abatement, the careful removal and storage of historic architectural elements, stabilization of the front building, and selective demolition. Significant progress has already been achieved: asbestos abatement is complete, key architectural features have been preserved for reuse, and partial demolition of the rear auditorium has been completed. Temporary bracing and shoring now secure the front façade walls. The site is being meticulously cleared, with debris separated and disposed of in compliance with LEED standards. RLA Conservation has successfully safeguarded signature features—including the double proscenium arch, Solomonic columns, fish fountain, and decorative grilles—for future integration. At the same time, Janus Research continues archaeological monitoring to ensure compliance with state and local requirements.

During the process of stripping drywall and stucco from the interior walls of the front façade, advanced deterioration was discovered, including significant concrete spalling, missing or corroded rebar, and areas of unreinforced masonry. The project’s structural engineer of record is preparing a comprehensive repair plan that will rebuild the façade walls from within while protecting the building’s ornate exterior. This work will require additional bracing and shoring potentially extending the Phase I timeline from one year to approximately two years. While this represents a new challenge, the County and project team are developing strategies to mitigate impacts by advancing other work in parallel.

Meanwhile, preparations for Phase II are progressing. Construction documents are being updated and finalized for permitting, encompassing the full rehabilitation of the front building, construction of the new theater and parking garage, and all site improvements including plazas, paseo, and park space. The completion of the documents and permitting process is expected to take approximately nine months, followed by an anticipated 18-month construction period. The Department of Cultural Affairs will issue the solicitation for Phase II construction bids to align with permit approvals, ensuring a seamless transition from Phase I to Phase II.

The Coconut Grove Playhouse represents a project of exceptional complexity—balancing regulatory requirements, technical challenges, community expectations, and financial considerations. Through it all, Miami-Dade County remains unwavering in its commitment to honoring this historic landmark and returning live theater to the heart of Coconut Grove.
